Open for business
Edward Daniel IV has been serving more customers at his St. Francisville restaurant and bar since the opening of the John James Audubon Bridge, which spans the Mississippi River between Pointe Coupee and West Feliciana parishes.
"Every night it seems like we have more and more people driving over from New Roads," Daniel says, while slicing strips of rib-eye steak in the Que Pasa Grill and Cantina kitchen.
Daniel's business isn't the only one benefiting from the $409 million bridge, which opened May 5, after the Mississippi reached 53 feet at Red River Landing, necessitating the closure of the ferry service between New Roads and St. Francisville.
Restaurants, gas stations and shops on both sides of the river are reporting increased sales, says Scot Byrd, economic development director for Pointe Coupee Parish. But Byrd hasn't been flooded with calls from outside businesses interested in relocating to the rural parishes in hopes of cashing in on the new growth expected to follow the increased traffic.
"It really hasn't been very heavy—not to the degree that you might think," he says. "It will be a big force for economic development in the long term, but it's not going to be an overnight thing."
In the five years since construction of the bridge began, the parishes have been preparing for the growth they've been told is sure to follow.
Familiarization trips to other growing communities in the South have been taken. Economic impact studies have been completed. Master plans have been updated and new land-use and sign ordinances continue to be hammered out.
"We're well positioned for growth and we're ready for it," Byrd says. "I don't think there's any doubt national retailers are going to take a longer, harder look at our area based on the traffic counts alone."
The Louisiana Department of Transportation and Development projects 10,000 vehicles will cross the bridge daily by the end of the year. The traffic count might make nearby commercial real estate more attractive and more valuable, says NAI/Latter & Blum agent Ty Gose, but demographics are just as important.
National retailers are "not really interested in setting up in places where people are passing by but not stopping," says Gose, who has a number of listings in the area. "So the real question is, are these people going to stop, and how long are they going to stay? That's what's going to determine what's going to go out there.
